Our Holiday apartments are Fully Self Contained and are privately owned with individual styling and level of refurbishment. We would expect that you will treat it with the same respect as if it were your own home. Holidaying in a high-rise building has different dynamics to what you may be used to. As our guest it is conditional that you observe our By-Laws & House Rules. Please take time to read the Information and By-Laws included below. Remember there are other people in the building and as such we all have the right to a peaceful and enjoyable holiday. Should you have any queries do not hesitate to contact us.

Health Department regulations do not allow pets or animals of any type in the building.

Visitors are most welcome, however please advise reception of any additional visitors.

UNDER FIRE REGULATIONS AND BUILDING CODE THE APARTMENT CAN NOT BE OVERCROWDED. ALL PERSONS MUST BE ACCOUNTED FOR. RECEPTION MUST BE INFORMED OF ANY OCCUPANT WHO MAY HAVE DIFFICULTY EVACUATING THE BUILDING IN CASE OF A FIRE EMERGENCY.

Additional persons staying in the apartment at any time must be registered with reception.

Additional charges are applicable.

If you wish to extend your stay, please check with Reception for availability and relevant charges. Alternatively, should you wish to reduce your stay, unfortunately a refund is not possible.

Free Unlimited WIFI provided through ‘Freedom Internet’. Please scan QR code on red Freedom Internet card located in each apartment near modem to connect.

Please use black remote labelled ‘TV & Foxtel Remote’ to turn the TV on. It will load onto the Foxtel portal where you can then see the TV Guide, On Demand, Casting, etc. Navigate across to what you would like to watch. Remote Instructions near TV.

We understand that accidents do happen. Please inform Reception so we can rectify the problem as soon as possible. All breakages must be paid by the guest.

A regular bus service is provided by Surfside Bus Lines. The closest bus stop is outside Twin Towns Resort in Griffith Street.

Should you wish to hire a vehicle a selection of the car hire companies can be found on brochure stand in the entrance foyer.

The car park is located beneath the building. Only one space is allocated per unit. Visitor parking is available up the ramp at the rear of the building but must register with Reception. Maximum 2 nights in Visitors Carpark. NO first or second cars allowed or swapping of cars.

There are no car wash facilities on the property. There is a car wash at the BP on Kennedy Drive or in front of the Airport.

Departure time is 9.00am unless previously arranged with Reception. If you have late travel connections, you are welcome to store your luggage in an area next to Reception and use the facilities. If you plan on leaving before 8.30am, please settle your account the day before your departure.

On departure, if your apartment is left in an unsatisfactory condition that it requires extra cleaning an additional charge will apply. You are expected to remove rubbish, wash and dry dishes, cutlery and cooking utensils and return to appropriate drawers or cupboards. Please pile used linen in the apartment laundry.

The apartment is not serviced. Service is available at an extra cost. There is a fully equipped laundry with washer and dryer for you to use. If you are staying with us for 14 nights or more, you will receive fresh linen weekly with a red bag for your dirty linen to be left outside the apartment door.

You will find complimentary items tea, coffee, dishwashing tablet, scourer pad, chux, soap and toilet paper in your apartment on arrival. These items are not resupplied during your stay. Supermarkets are located nearby. Items are available from reception for purchase.

We accept payment via EFTPOS, Visa and MasterCard.

DO NOT TAMPER OR INTERFERE WITH ANY FIRE SERVICE DEVICES EQUIPMENT.

FIRE HOSES/EXTINGUISHERS ARE NOT TO BE USED APART FOR TIMES OF EMERGENCY

Due to the sensitivity of our smoke detectors, please turn on the range hood extraction fan while cooking. It is also IMPORTANT to leave laundry doors open while using the dryer.

Guests are also requested not to burn incense or other like substances because smoke from these items will activate detectors.

In the event of a fire alarm during your stay, please evacuate the building using the fire stairs. Do not use the lifts. Fire evacuation procedures are shown on the back of the entry door to your apartment and the common area foyers and car park.

Fire Department call outs are expensive, so care should be taken when cooking within an apartment. DO NOT UNDER CIRCUMSTANCES WEDGE OPEN THE APARTMENT DOOR.

Any unwanted Fire Department callouts resulting from guest negligence may result in a fine of up to $1500 imposed by the fire department which is payable by the guest.

All units are individually owned, so any items missing or mixed up with other units will be charged to your account on departure. Therefore families dining in other units, please make sure you return the items that belong to your unit.

You will require your room key for access throughout the building and car park. If you lose your keys, full replacement cost of $90 will be charged to your account.

If you have locked yourself out and it is after office hours, there will be a charge to open your apartment. If managers are in the building there will be no charge. If the managers are off premise and have to come back then there will be a call out fee (minimum $100).

If you are expecting mail, please inform Reception.

Please remember that there are other guests in the building and are entitled to a peaceful existence during their stay. Therefore keep noise at an appropriate level whilst in your apartment and on the balcony. When returning at night, take extra care not to disturb others, particularly after 10pm. Parties in apartments or on balconies with loud and boisterous behaviour or in common areas ARE NOT PERMITTED.

Please dispose of any rubbish you have throughout your stay. All garbage must be wrapped and sealed and double bagged for depositing down the rubbish chute. The rubbish chute room is located on the west side on each level. Follow instructions in the room in relation to disposal.

Recycling bins are yellow bins located in Rubbish Room Chute.

DO NOT DEPOSIT GLASS CONTAINERS/SEAFOOD/WATER MELON OR LARGE ITEMS DOWN THE CHUTE.

Bins are also located near the lifts of the basement garage. The yellow-topped bin is for recyclable materials only. General waste goes in the green wheelie bin.

The outdoor heated pool and BBQ entertainment area are located in front to the right side of the building. This pool is open for guests to use between the hours of 8am to 9pm. In winter the pool hours are reduced to 9am to 6pm. No glassware is permitted in the pool enclosure.

The BBQ is open for use from 8.30am to 9pm. BBQ MUST BE BOOKED BEFORE USE. When using the BBQ, please ensure you clean it afterwards for the next person to enjoy.

Operational instructions are posted above the BBQ.

Half court tennis is located at the rear to the building. TENNIS COURT MUST BE BOOKED. Court hours are from 8.30am to 5pm daily. Racquets and balls are in locked cabinet next to the court with access by the apartment key. LOST BALLS OR DAMAGE TO RACQUETS ARE TO BE PAID FOR BY THE GUEST.

ALL VISITORS MUST BE ACCOMPANIED BY THE UNIT OCCUPANT WHEN USING FACILITIES.

CHILDREN UNDER 12 MUST BE ACCOMPANIED BY AN ADULT AT ALL TIMES.

PLEASE REMEMBER NOT TO BE TOO BOISTERIOUS WHEN USING THE POOL & BBQ IN THE EVENINGS.

Please keep your front door locked at all times. If you are leaving the apartment, it is suggested you close the doors and windows, as the Gold Coast can have strong wind gusts and afternoon storms. Please do not leave items on the balcony, as they may be blown away in strong winds. It is also recommended to lock balcony doors at night as a security measure. Please do not leave valuables or cash in your apartment.

Newspapers, milk, bread and other groceries are available at the supermarket (Tweed Centro) where there is Coles Woolworths and Aldi. Market dates are on the notice board in the entrance foyer.

Queensland Government regulations do not allow smoking in any of the common areas of the building e.g. stairwells, garage, pool or garden areas. Smoking is NOT PERMITTED in your apartment. You may smoke on the apartment balconies when the sliding door is closed. All butts must be disposed of properly.

A deodorising charge will apply if you smoke inside your apartment.

These items are NOT PERMITTED into the building.

Storage Lockers are available in the Car Park. Contact Reception to make arrangements.

$10.00 per locker for length of stay.

LOSS OF KEYS INCURS $50.00 FEE PER LOCKER KEY.

Body Boards are permitted in apartment. (MUST BE SAND FREE)

The phone system is dual purpose, both telephone and intercom.

Outside callers phone 07 5536 9144 then follow the prompts to connect to your apartment.

To contact another apartment in the building dial the room number.

To contact apartment from downstairs, simply follow instructions at intercom left side of entry. To release the entry door A/H press # to allow entry. Release is timed for 6 seconds.

The telephone has a message bank for up to 9 messages. There are additional features as well. Dial 86 on the phone to access these features.

FOR SECURITY DO NOT RELEASE DOOR UNLESS THE CALLER IS KNOWN TO YOU. PLEASE DO NOT PRESS ANY OTHER DOOR BUZZER AS THIS IS AN INVASION OF OTHER PEOPLE’S PRIVACY.

We offer a wide range of tours at Reception and provide a FREE booking service for all tours, day trips and transfers. Please refer to the In-Room Magazine or the brochure board in reception for ideas, as the Gold Coast has many hidden attractions and activities.

PRECIS OF BY-LAWS “Rainbow Place”

  • Noise should be kept to a minimum at all times in order to avoid disturbing other residents
  • Television, radios and stereos not to be audible from outside the unit
  • All residents and their invitees shall enter and exit quietly between 10pm and 6am.
  • Parking or standing on Common Property by residents or their invitees prohibited.
  • Vehicles may only be washed in approved areas

Common Property

  • Residents shall not-
  1. a) Damage any lawn, tree, shrub, plant or flower
  2. b) Except with the consenting writing of the body corporate, use for his own purpose any part of the common property
  3. c) Mark, paint, drive nails screws or other objects into or deface a structure that forms part of the common property.
  • Bikes, skateboards, roller skates, roller blades are prohibited on the complex.
  • Portable BBQ’s are not to be used on common property of balconies.
  • No clothing, bedding, towels etc. shall be hung from balconies if the articles visible from another lot or the common property or from outside the scheme land. However, the temporary use of a freestanding clothes airer is permitted.
  • The erection of external blinds, awnings, radio aerials and TV antennae is not permitted.
  • A resident must not leave rubbish or other material on the common property
  • Unless the Body Corporate provides some other way of garbage disposal, the occupier must keep a receptacle for garbage in a clean and dry condition on the lot, or in a part of the common property designated by the Body Corporate for the purpose.
  • Empty bottles, boxes, used containers and similar items to be disposed of tidily and so far as possible, out of sight in the designated common property area.
  • An owner or occupier must not, without the Body Corporates written approval

    1. Store a flammable substance on the common property
    2. Store a flammable substance on the lot unless the substance is used or intended for use for domestic purposes.

    However, this section does not apply to the storage of fuel in

    1. The fuel tank of a vehicle or boat or internal combustion engine or
    2. A tank on a vehicle or boat in which the fuel is stored in accordance with the requirements of the law regulating the storage of flammable liquid.

Subject to Section 143 of the Body Corporate & Community Act 1997, the occupier must not without the Body Corporates written approval-

a) bring or keep and animal or bird on the lot or common property, or
b) permit an invitee to bring an animal or bird on the lot or common property

• An owner or occupier must-

a) Ensure the lot is kept clean
b) Take steps to prevent infestation of vermin or insects
c) Turn off taps after use to ensure water is not wasted
e) Ensure all doors and windows are securely fastened on all occasions when the lot is left unoccupied.
f) Ensure that all lot and common property plumbing pipes and drains are not used for any purpose other than those for which they were constructed. No sweepings of rubbish or other unsuitable substance shall be deposited therein.

  • An owner or occupier must give the Body Corporate prompt notice of any accident to or defect in the water pipes, electrical installations or fixtures which come to his knowledge.
  • Access shall be granted to an agent of the Body Corporate to examine and make such repairs as necessary.
  • The swimming pool or other facility must not be used between the hours of 9pm and 8am without prior approval of the Committee.
  • Children under 12 years are not allowed in or around the area unless accompanied by an adult.
  • Invitees are not allowed in or around the area unless accompanied by the lot owner or occupier.
  • No alcohol or glassware in the pool area
  • No food or drink to be consumed in the pool
  • Persons using the pool to dry themselves properly before entering the building.
